Time again for our weekly feature- we’ve once again reviewed corporate-owned, lender-owned and foreclosure properties that have come on market in the last seven days in Woodstock, North Fulton and East Cobb County- here are the results:

Today is a first in our two months of churning out this weekly report.  This week, we don’t have a favorite “pick”.  We simply didn’t see an outstanding deal.  However, there are a few homes in this week’s list that are a fair value as priced, so if you’re looking for a home in one of these neighborhoods, you may find that could work for you.

Remember, as always, that these “deals” aren’t always what they seem- sometimes banks and corporations list their homes at or near market value regardless of their condition, so you always want to make sure you know what other homes have sold for in the neighborhood/area and how the neighborhood/area is trending in value.

As a side note, we have a precautionary story to tell you about a buyer we are currently working with.  We currently  have a buyer looking that is unfortunately not readily available to see homes during the week due to travel for work.  We’ve attempted to show our “picks” to this buyer the last two weeks only to find out in both cases that the banks were already reviewing multiple offers.  The moral of this story is this- if you are looking for the deal, you must be immediately ready, willing and able to see homes and make a quick decision to make an offer.  We’ll still find this buyer a great home, but he’s missed a couple of great opportunities thru no direct fault of his own.

Wieland Opens for Sales in Woodstock Downtown

Its now official- John Wieland Homes is open for business in the Woodstock Downtown development.  As we first wrote a couple of months ago, Wieland and First Cherokee State Bank have worked out an agreement to build 107 home and townhomes in the neighborhood.

According to the Cherokee Tribune, a ribbon-cutting ceremony was held Friday to celebrate the opening of the Wieland Sales Center.  Townhome pricing will begin at $189,900 and single-family homes will start at $279,900 and construction should begin in about two weeks, according to Jacquie Tracy,  a Wieland sales rep.

Woodstock Downtown development is a prestigious planned community on the edge on Main Street in Downtown Woodstock GA.  Originally planned and developed by Hedgewood Properties, the project  went into foreclosure a couple of years ago and has sat dormant since.  The community has been recognized by the Congress for New Urbanism and the Atlanta Regional Commission for excellence in development.

This news is a great boost to downtown Woodstock and will only add the other improvement planned for the area!
