Our favorite “pick” this week is a foreclosure home in Alpharetta at Evergrace- this home originally sold for $855,900 in 2006 and is now for sale at $699,900.  At 5,305 sq ft, the home has a Master on Main, plus 4 bedrooms and 4 full baths upstairs and a finished basement- the home also sits on just over 1 acre.

Our favorite “pick” this week is a foreclosure in Alpharetta in Windward at Ardsley Park- the home has 4 bedrooms, 3 full baths and 1 half bath with 4,304 sq ft plus an unfinished terrace level.  The home was built in 2006, is currently assessed for $891,500 and is now for sale at $434,000.

Hopeful News for Westside Pkwy completion in Alpharetta GA

Finally, there’s promising news for the completion of Westside Pkwy from Old Milton north to Windward Pkwy.  According to Neighbor Newspapers, Wells Fargo recently purchased the property known as Prospect Park from auction in liquidation from bankruptcy proceedings.  The incomplete portion of Westside Pkwy is on the Prospect Park land.   You may know this as you pass on Old Milton Pkwy from GA 400 into downtown Alpharetta and look right and go “What the …?”

The original developer had agreed to build the parkway as part of their development plan approved by Alpharetta but fell into bankruptcy with the recent recession.  The developer, Thomas Enterprises,  had grand plans for upscale shopping, numerous restaurants, an AMC Theatre, a luxury hotel and high-end townhomes projected to start at 1.5M (really???).  However, these plans fell woefully short with the economic downturn, so what you see now is a partially finished parking deck and a rough gravel road which will eventually (hopefully) become the parkway and help relieve some of the traffic on GA 400.

According to Alpharetta city officials, representatives of Wells Fargo recently met with the city’s attorney and staff to begin to learn about the history and background of the proposed development and the city’s concerns.  Alpharetta officials are pushing to have the Parkway land turned over to the city in order to expedite the completion of the Parkway.  While it is unclear whether Wells Fargo will agree to comply with the city’s request, any change to the existing development plan must meet with city council approval, so I’d expect that Wells Fargo will acquiesce in order to grease the wheels for changes they may need to the project due to the current economic climate.

Our hope is that Wells Fargo will quickly develop a plan and find appropriate tenants to make this “gateway” to Alpharetta become an asset instead of an eyesore.

Silo Park in Crabapple – Alpharetta GA

Blogged recently on the distinctive Silos in Crabapple and wondered aloud the history of the park.  Well, I decided to take a closer look to investigate.  Silo Park is the name of the park as dedicated by the city of Alpharetta- there are three large “Silos” and a “Mini-Silo” which contacts historical photos of the area in the past.  The area is gated and nicely landscaped and contains a park bench- it makes for a serene location to sit and have a quiet lunch if you work in a nearby office.

It turns out that the land was once part of Hughes Farm and there are photos of the farm and area laminated and framed inside the aforementioned mini-silo and is in the city of Alpharetta.  While I haven’t been able to confirm, I’m betting the original Hughes Farm was boundaried by Crabapple Rd and House Rd on the west, Mid-Broadwell Rd on the east, and Rucker Rd to the south.  Any Hughes family members out there to confirm or provide other interesting tidbits?  We’re always fascinated to learn about the past of our area and this is no exception!

Alpharetta Arts Streetfest this Saturday and Sunday

Metro Atlanta seems to come alive each Spring with festivals and events seemingly every weekend.  This weekend offers two days of outdoor arts in downtown Alpharetta GA with the Alpharetta Arts Streetfest.  According to the Alpharetta Convention and Visitors Bureau website, 80 jury-selected artists will showcase their fine paintings, mixed media, photography, pottery and jewelry, as well as textile, glass, wood, metal and paper art. 

In addition, there will be a stage with live music and dance throughout both days and the delicious smells that come from street-fare food and desserts from local restaurants.  You’ll also have the chance to learn how to make earth-friendly crafts in a “Going Green” activities area.  And there are arts, crafts and the usual face painting for the kids and young at heart.  A handy Streetfest_2010_Flyer with entertainment times and map is available from the city website.

The Streetfest will take in downtown Alpharetta 10am – 6pm each day with galleries and stage on Milton Avenue west of Main Street- free parking is available at City Hall, Milton Center and of course the City of Alpharetta downtown parking lots.  More information can be found at the ACVB site (photo also courtesy of ACVB).  Don’t let this weekend’s weather forecast dampen your spirits- go and have some fun in downtown Alpharetta!

Don’t forget about new Alpharetta and Milton zip code 30009

With little fanfare, the United States Postal Service announced in the summer of 2008 a new zip code for the southern portion of Alpharetta (and a tiny piece of Milton GA) – zip code 30009.  alpharetta-ga-downtown

While the zip code was created due to growth in the area, unfortunately there is no new post office available to the public planned for the area. If you’ve ever been to the existing post office serving Alpharetta and Milton, you’ll know there is a serious need for another facility, but it’s doubtful one will be built in the foreseeable future.

Though I’m a long-time local resident, I had largely forgotten about the new zip code until writing a recent post about one of my favorite neighborhoods, Providence Oaks, in Milton GA.  I then did some further checking of homes for sale in the zip code  30009 and realized that the usage of the new zip code is much like usage of Milton by many agents.  Meaning, there are still lots of folks unaware of the official change.  So, if you’re looking at homes in the area, be aware of the change and double-check for homes in zip code 30004 as well.

Delivery for this new zip code went into effect on July 1, 2008 with a year-long transition for businesses and residences impacted by the change.  A letter-carrier only facility to serve the 30009 zip code is planned in the future.  Once the facility is completed, it is anticipated another 40 parking spaces will be available for the existing Alpharetta post office on Old Milton Parkway.

So, if in doubt, check the map for the 30009 zip code to make sure mail is getting efficiently delivered to those you intend.
