foreclosure home for sale signOur favorite “pick” this week is a foreclosure in Indian Hills, a Golf & Country Club neighborhood in Marietta – East Cobb.  The home is a 4 bedroom, 2 full bath home on slab with an assessed value of just over $232,000 and was built in 1980- the home does not yet have a photo posted though one or more may be added shortly.

Remember, as always, that these “deals” aren’t always what they seem- sometimes banks and corporations list their homes at or near market value regardless of their condition, so you always want to make sure you know what other homes have sold for in the neighborhood/area and how the neighborhood/area is trending in value.

Time for another edition of our weekly feature- we’ve once again reviewed corporate-owned, lender-owned and foreclosure properties that have come on market in the last seven days in Woodstock, North Fulton and East Cobb County- here are the results:

Our favorite “pick” this week is a foreclosure in Highland Pointe, a Marietta neighborhood located in East Cobb.  The home has 4 bedrooms on the main levels, 4 full baths and 1 half bath on a finished basement plus a 3 car garage.  With spectacular views off Sweat Mountain, the home is assessed for almost half a million and is listed for $369,900.

Our favorite “pick” this week is a Marietta foreclosure in Lost Forrest, a beautiful East Cobb neighborhood.  The home was built in 1997 and has 5 bedrooms and 4 full baths contained in about 3400 sq ft.  Comparable homes in Lost Forrest would sell in the high 300s; this home last sold for $364,500 in 2004.

New Home Construction – East Cobb/Marietta GA

In the last week, I have seen construction in two new neighborhoods of East Cobb.  The first Wigley Estates is off Wigley Road at Jims Road, North of Sandy Plains Road.  The is a small community where 3 or 4 homes were built before the downturn.  Now there is active construction – grading , framing, etc.  Traton Homes is completing this community and prices will start in the $400s.   This is a small community located in Lassiter High School.

The second neighborhood is on Jamerson Road between Trickum Road and Canton Road.  This appears to be a single street of homes being built as an ongoing section of Tanglewood, a David Pearson Community. At this location there is grading.

Builders continue to build in existing new construction neighborhoods throughout Marietta, GA  and surrounding areas.  Many are offering incentives such as free upgrades and buy downs on mortgage interest rates.  It is great to see construction in East Cobb again.
